1. About this site
This website is the official direct-booking site for the holiday apartment registered with the Junta de Andalucía under VUT/MA/97039. Bookings made here are made directly with the owners; there is no commission and no third-party intermediary involved in the rental contract.
2. Booking process
- You send a booking request through the website with your dates, guest count and message.
- We confirm availability, send a written rental agreement and provide secure payment instructions.
- The booking is confirmed once the agreement is signed by both parties and the deposit is received.
- The balance is paid by the date stated in the rental agreement.
- Mandatory online guest registration is completed before arrival in accordance with Spanish law.
A booking is only legally binding once written confirmation has been issued by the host and payment received in cleared funds.
3. Prices & payment
All prices are shown in euros (€) and include applicable taxes. The total you see at checkout combines the nightly rate, cleaning fee and any tourist or municipal taxes that apply to your dates.
- Deposit: typically 30% of the total at booking confirmation.
- Balance: due 30 days before arrival, unless stated otherwise in the agreement.
- Last-minute bookings (within 30 days of arrival): full payment is due at confirmation.
Prices are guaranteed once your booking is confirmed. We reserve the right to correct obvious pricing errors before confirmation.
4. Security deposit
A refundable security deposit may be requested before arrival to cover potential damage beyond normal wear and tear. The amount is stated in the rental agreement and is returned within 14 days of departure once the property has been inspected.
5. Cancellation policy
The standard policy below applies unless your rental agreement specifies otherwise:
- Free cancellation up to 14 days before arrival — full refund of any amount paid.
- 14-7 days before arrival — 50% refund of amounts paid.
- Less than 7 days before arrival — no refund, but we will help you reschedule when possible.
We strongly recommend taking out travel insurance covering cancellation and personal liability. The exact policy that applies to your stay is shown to you before payment and stated in the rental agreement.
6. Check-in & guest registration
By Spanish law (Real Decreto 933/2021) every guest aged 14 or over must be registered before or upon arrival. We send you a simple online form a few days before your stay; it requires your identity document, nationality and date of birth. Failure to complete guest registration may, by law, prevent check-in.
Standard check-in is from 17:00 and check-out by 11:00. Earlier or later times may be possible subject to the cleaning schedule — please ask.
7. House rules
The apartment is a private home. To protect it and respect our neighbours:
- Maximum occupancy: 6 guests.
- No parties or events.
- No smoking inside the apartment.
- Quiet hours from 22:00 to 08:00.
- Pool and community areas used at your own risk; community pool rules apply.
- No unregistered overnight guests.
- Pets only with prior written agreement.

8. Guest responsibilities
- Provide accurate information for your booking and guest registration.
- Use the apartment with reasonable care and report any damage or malfunction promptly.
- Comply with community rules and Spanish law throughout your stay.
- Ensure children are supervised, especially around the garden and pool areas.
- Dispose of rubbish according to community instructions.
9. Force majeure
Neither party is liable for failure to perform when prevented by events outside reasonable control — natural disasters, government action, strikes, pandemics, war, or utility failures. Where a stay cannot proceed for such reasons we will work with you in good faith to reschedule or refund pro rata.
10. Liability
We take great care of the apartment, but cannot be held liable for indirect or consequential loss. You are responsible for personal belongings during your stay and for damage caused beyond normal wear and tear. Nothing in these terms excludes our liability for fraud, gross negligence, or anything that cannot lawfully be limited under Spanish law.
11. Intellectual property
All photography, written content, design and code on this site are the property of the host or licensed to us, and are protected by Spanish and international intellectual property law. You may view and download pages for personal, non-commercial use; any other use requires our prior written consent.
Trademarks of third parties (such as Airbnb®, Booking.com® and Vrbo®) appearing on this site are the property of their respective owners and are used solely to refer to our own listings on those platforms.
12. Governing law
These terms are governed by Spanish law. Any dispute arising in connection with a booking will be submitted to the competent courts of Málaga, Spain. EU consumers may also use the European Commission's Online Dispute Resolution platform to resolve issues out of court.
